Deconstruction/ Soft Demolition:
A new approach to demolition is the deconstruction of a building with the goal of minimizing the amount of materials going to landfills. This "green" approach is applied by removing the materials by type material and segregating them for reuse or recycling. With proper planning this approach has resulted in landfill diversion rates that exceed 90% of an entire building and its contents in some cases. This is considered environmentally friendly and is typically encouraged by many federal, state and volunteer organizations to promote recycling and reduce waste.
At the end of a building’s life, demolition generates large amounts of materials that can be reused or recycled, principally wood, concrete and other types of masonry, and drywall. Rather than demolish an entire building, consider “deconstructing” all or part of the structure. Deconstruction is the orderly dismantling building components for reuse or recycling. In contrast to demolition, where buildings are knocked down and materials are either taken to landfills or recycling centers, deconstruction involves carefully taking apart portions of buildings or removing their contents carefully with the primary goal being reused. It can be as simple as stripping out cabinetry, fixtures, and windows, or as involved as manually taking apart the building frame.
The latest technologies has allowed for the easier segregation of waste types on site and the reuse within the construction of the replacement building. On site crushers allow the demolished concrete to be reused as type 1 crushed aggregate either as a piling mat for ground stabilization or as aggregate in the mixing of concrete. Timber waste can be shredded using special timber shredders and composted, or used to form manufactured timber boards, such as MDF or Chipboard.
